Dawson Appraisal reviews commercial and residential appraisals for banks and other lenders. Every review is done by a Certified General appraiser, with MAI-designated reviewers on the team.
Who Does the Review
Every review is done by a Certified General appraiser who had no part in the original report and has no stake in the loan decision. Our commercial reviewers include MAI-designated appraisers.
What We Review
Desk reviews of commercial and residential appraisals. We check that each report is credible, well supported and compliant with USPAP and the Interagency Appraisal and Evaluation Guidelines.
What You Get
A written review that states clearly whether the appraisal can be relied on and lists any items the appraiser needs to address.
What We Look At
Each review checks whether the report holds together and supports its conclusion. That covers the property description and market conditions, highest and best use, comparable selection and adjustments, the cost and income approaches where they apply (including rents, expenses and cap rates on commercial properties), the final reconciliation, and whether the report meets the bank’s engagement letter and FIRREA requirements.
